Deciding to buy

Posted to Kim Herget-Jardim

I can't speak for every agency in Marshfield...but real estate at Jack Conway & Co is bumping right now. Tara Young, an old friend of mine from high school and now a co-worker at Jack Conway in Marshfield, had 2 new listings come on the market in the month of April and they are both, I repeat BOTH, already under agreement.

Another co-worker of mine, Marilyn Ohlund, has had a listing in Duxbury for what feels like years and she is preparing to close next week. My manager, Grace Alvey, took a fresh look at an old listing and made a significant price adjustment resulting in 10 showings last week.

I, unfortunately, have no big deals to report. A few weeks ago I took a very nice couple to see an antique on Main Street. They loved the house, it had just the right amount of space for their extended family and they wanted one more relative to come in and see it before putting an offer on it. I followed up with them once or twice, they told me they were very interested, but again, they had to have their brother see it before putting an offer in. The house went under agreement last weekend...not with my buyers. What can I say? You win some you lose some. I had to email my clients and tell them they lost the house.

I can pick the houses that are priced to sell, I can recognize a good buy and encourage people to take a look, but I can't buy it for them. I wish I could. Actually, if I had the money, I'd buy every 3 bedroom under $250K. I'd fix them up, rent them out and retire at 50. If you're thinking about buying something in Marshfield or anywhere South of Boston, either as your principal residence, a summer home or as an investment, email me at kjardim@jackconway.com. I promise I'll find you a good deal.

Summer is Coming To Scituate Harbor

Posted to Barbara Cox

As I was driving to work in the fog this morning I often forget how beautiful Scituate Harbor is in any weather. Especially when the weather report predicts 80 degrees for the weekend.

The harbor is beginning to look like summer. Dribbles – the ice cream shop – opened over the weekend. Riva, a great Italian restaurant, has put out their chairs and tables for outdoor seating. Nothing is better on a beautiful summer evening than one of their signature pineapple martini?s and a large bowl of steamed mussels.

When you are working in your yard and need lunch, the only place to go is Maria’s Sub Shop. The lines are long but they move right along. Just don’t ask for lettuce. They don’t do lettuce. Check out the group on Facebook, “I’m sorry. We don’t serve lettuce on our subs” .

What I love best is helping people to discover the beauty and variety of homes that you can find in Scituate and on the South Shore. We have something for everyone. Waterfront properties abound along with family friendly neighborhood developments, and so much more. Scenic roads lend themselves to walking and biking. Pristine beaches dot the coast.

Come discover the ahh factor of living in Scituate, where you can find anything from a small cottage by the sea to a spacious 3,000 sq. ft home. Our prices start in the $200,000’s to $2,000,000 plus. I would love to show you my Scituate and all the surrounding areas. Call me at 781-545-4100 or email me at bcox@jackconway.com.

April in Hingham

Posted to Mary McCready

The Town of Hingham, where I list and sell real estate is one of the best locations on the South Shore. Located approximately 15 miles south of Boston with 21 miles of shoreline and many recreational opportunities for residents including 3,000 acres of woodland at Wompatuck State Park, the largest public campground in the metropolitan Boston area. Wompatuck State Park offers bicycling, camping, cross country skiing, general play, hiking, horseback riding, hunting, nature observing, picnicking, sight seeing, snowmobiling, walking/jogging and more.

Adjacent to Wompatuck State Park is the setting for a new unique property, (see photo) listed out of my office which offers more than 5 acres of professional landscaping and attractive woodlands. This spectacular offering boasts easy access to Hingham High, soccer fields, baseball fields, football fields and golf driving range. Anyone who enjoys outdoor living would love this attractive Cape Cod style home, set back from the road with natural rock outcroppings, perennial gardens, patios and close proximity to nature. The interior of this attractive home is just as inviting and unique as the exterior view. The attached barn/garage offers endless possibilities. A private master suite with separate sitting room and master bath offers an oasis from the stress of everyday work. Views from the front foyer, kitchen and formal dining room are delightfully private and sometimes offer glimpses of wildlife in the distance. It’s hard to imagine a more attractive setting than this special location in Hingham.

If you’re looking to move to an attractive South Shore community with plenty of recreational opportunities, give me a call at 781-910-5060, or send an email to me at marymccready@jackconway.com. I’m passionate about the Town of Hingham and I’ve been helping clients buy and sell homes in this area since 1987.

Monponsett Lake

Posted to Kim Herget-Jardim

On March 20th I probably had the best Equinox of my life. Well, it was right up there with Chichen Itza which was also a fabulous Equinox. But that was Mexico…a whole world away. And this year’s celebration happened right here South of Boston. On White Island, right in the middle of Monponsett Lake.

How lucky am I to have friends who live on Monponsett Lake? I never knew until that night. A whole bunch of us got together there that night. We were 2 weeks late on a birthday party for my friends and Kate & Ryan suggested we have a sunset cook-out at their place. I’m sure I was not the only one to notice that this Friday night also happened to be the Equinox, but since people usually comment that I’m weird like that, I decided to keep the coincidence to myself.

Seriously, the night couldn’t have been better. It was cooooold. So cold that I think it hit the thirties. But it didn’t feel that cold because we built a little fire outside. And the spirit of the seasons decided to spare us the wind, so the lake was like glass. You could actually see the stars on the surface of the water.

And I had been looking online earlier that day, trying to find some local event that would satisfy my yearning to do something celebratory for the Equinox and I hadn’t really found anything to get excited about. But later on at Kate & Ryan’s house, while we were huddled around the fire drinking beers, my friend Ryan told me that they’ve found human bones dating back 10,000 years right there on the island.
I couldn’t be happier! To know that I was standing in the same spot, doing the same thing that Wampanoags had been doing for thousands of years (well, minus the Bud Light I suppose). It was awesome. And that’s what put 2009 right up there with Chichen Itza.

So, needless to say, I fell in love with Monponsett Lake the other night. I would love to buy a place there. I went home and immediately researched real estate on Monponsett Lake. I found out Doug Crane of our Whitman Conway office has a listing there for new construction, yet to be built on 2 acres of lake-front land. What an opportunity! If you’re interested in learning about real estate opportunities on the lake, please e-mail me at kjardim@jackconway.com.

Take Me Out to the Ballgame

Posted to Kristen Morse

Opening Day at Fenway Park! April 7, 2009 and Ted Kennedy is scheduled to throw out the first pitch (rain, rain go away). It’s a holiday spirit for the Red Sox and Tampa Bay Rays and everyone is cheering for a Boston victory and good health for Sen. Kennedy. Spring is officially here, and it’s the 97th Fenway anniversary!

I am reminded of my first game there when Luis Tiant pitched; some 20 years later I was a REALTOR® showing Luis Tiant houses on the South Shore. What a gentleman he was and I have his “autograph” somewhere on an agency disclosure and a nice memory of those days. We have lots of ballplayers on the South of Boston; it’s just a great place to live!

A great take for a family day is touring Fenway Park- you get to sit on The Green Monster and listen to some interesting facts, along with taking great photos of this magnificent park. Buy a house from me and I’ll give you tickets to take the tour at Fenway Park.

If you’d like a tour of South of Boston, call me at 781-799-7651 or email kmorse@jackconway.com. I’d like nothing better than to show you this wonderful area.
